By now, you have had the exquisite pleasure of examining your property tax bill payable in 2025 and noticed that nothing was done by the Colorado Assembly in 2024 to mitigate the 25% property tax increase that was imposed on you by last year’s tax bill. This year, my tax bill went up 1.6% compared to 2024, so the more than 50% property value increase from last year is now written in stone, and no relief is being provided either by the general assembly or the larger individual taxing districts in Eagle County.
What about next year? Well, the latest information from the Eagle County Assessor’s office is that the school assessment rate will increase to 7.05% from 6.7% this year and the rest of the taxing districts’ assessment rate will drop to 6.25% from 6.7%. Additionally, the $55,000 valuation exemption is eliminated, so your property valuation will automatically go up $55,000 for 2025. Assuming there is no property valuation increase for the new round of assessments, my property tax bill will go up $26 compared to this year’s tax bill. Of course, this estimate assumes property valuations remain unchanged, which is highly unlikely given the home sale price increases I am seeing in the Vail Daily real estate ads compared to two years ago.
